POOL UPDATEYour Board met April 14, 2008 with a representative from Candlewood Pool Company. The meeting was called to discuss the condition of the pool for the summer 2008 season. As you know, black algae formed under the pool liner last year. All attempts to remedy the situation have failed. After gathering all the facts and information available, the Board has decided the best course of action is to remove the liner, repair the surface underneath the liner and replace the pool liner. This conclusion was reached after much discussion with the representative from Candlewood. The Board will continue to update the community regarding the progress of the pool liner replacement project as more information becomes available. |

New Paper Recycling Procedures As of February 4, 2008, residents can place all newspapers, cardboard, magazines, junk mail, computer paper, office papers, school papers and empty brown paper bags in one container. No more sorting, bundling or tying. Containers may be no larger than 30 gallons and weigh no more than 50 lbs. Please use a lid. Paper will be collected on your regular recycling day. Please do not put cereal boxes, pizza boxes, plastic bags, paper plates or trash in your paper container. |
NO PARKING SIGNS NO PARKING SIGNS - THIS SIDE OF STREET - have been placed by Brick Township Department of Fire and Safety. All of Sailors Quay now has the signs. It is a safety issue that needs to be observed. Failure to do so, will result in tickets from the Township. |

Announcement concerning the water and sewer lines
connecting the utility to the unit.
Quote from the letter of April 16, 2007 from our attorney John Kwasnik, Esq., addressed to the Board of Directors.
“As a following up to my conversations with Prime Management, this will serve to confirm that the sewer [and water] lines leading from each individual unit, which solely service that particular unit, are the unit owner’s responsibility.” “The main branch of the sewer [and water line] under the roadway is the responsibility of the utility.”
In the event of a leak, notify Prime, who will in turn notify the utility. Usually, the utility will turn off their valve. If the leak stops, they determine that the leak is in the unit owner’s line. If not, they determine that the leak is their responsibility.
When lawn is torn up by a plumber to access a line (or by the electric utility to access underground wires), restoration of the lawn is usually not to our standard of care. They may cover their work with dirt and replaced the grass. We may have to re-sod the area. Each case will be evaluated individually.
The following item is from Jim Gardner of 48 South Sailor's Quay DriveThe Andersen windows that were used on all of the older (pre-SGS) units in Sailor's Quay are still under warranty by Andersen. But, not for much longer. Our rear tempered glass triple slider door shattered in January, with a snap that sounded like a gunshot or a thrown rock. We were not near the window at the time. I phoned Andersen at 1-888-888-7020 and explained the situation. They asked me to read off the numbers, code and letters etched in the glass, and their matrix showed it was still under warranty from 1987. I also told them about our faulty garage casement window, and they said the same. Promptly, Andersen shipped us a new rear slider and a new casement window for the garage at absolutely no cost and freight prepaid. Andersen was an absolute pleasure to speak with, and their QC dept has since phoned me with a follow up customer service satisfaction query. I suspect this warranty is very close to expiration. |
